General policies

A valid credit card is required to guarantee a reservation. Must be 21+ to check in to the resort. Check-in is 4:00pm to 8:00pm with self check-in after 8:00pm. Room rates include breakfast. Rates are based on double occupancy (unless otherwise noted), check-in date, and length of stay. Early departure will result in a charge equal to the balance of your reservation. Totals are estimated based on number of guests, current taxes and exchange rates (if applicable) and do not include additional fees/charges that may be incurred during your stay. Additional guests, and or children will be charged to your accommodation based on the number of guests selected. Children ages 0-6 stay for FREE. Guest parking is self-parking on-site. Maine Lodging Tax of 9% is calculated on all room rates and additional guest, guest amenity, and pet fees.
Guest Amenity Fee
Linekin Bay Resort provides many inclusive benefits through a guest amenity fee calculated at 10% of guest room and cabin rates.
The amenity fee provides:
- Water activities including our oceanside heated outdoor pool and complimentary use of our canoes, kayaks, rowboats, paddleboards, fishing equipment, and fleet of Rhodes 19 and Lightning sailboats (sailing instruction available seasonally for an additional fee)
- Land activities including tennis and pickleball, volleyball, basketball, cornhole and other lawn games, ping pong, and board games
- Seasonal organized activities and wellness programming
- On-site sauna and fitness center
- One complimentary scheduled boat ride
- Weekly s’mores around the campfire
- Live entertainment at the Deck Bar & Grill
- Complimentary access to the Boothbay Harbor YMCA including therapy and lap pools, indoor track, cardio room, weight room and basketball courts
- EV charging stations, fees apply
- In-room Keurig and K-Cups
- Wireless internet access
Guarantee policy
A deposit of 50% of your total stay is required to confirm your reservation and will be charged to your credit card at the time the reservation is made. If you book a non-refundable, Advance Purchase Rate, 100% of the rate will be charged to your credit card at the time the reservation is made. Advance Purchase Rates require 21 day advance purchase. Full payment taken at the time of booking. No refunds, changes, or cancellations may be made after booking.
Cancellation Policy
If you cancel your reservation more than 14 days before arrival (30 days before arrival for East Lodge), we will refund your deposit minus a cancellation fee ($35 for rooms, $75 for cabins, $150 for East Lodge). If you choose to reschedule your reservation you will not be charged the cancellation fee and the deposit will be converted into a resort lodging credit valid for one year. Cancellations or change requests that occur within 14 days of arrival will not be refunded.
Advance Purchase
Advance Purchase rates are non-refundable. No refunds, changes, or cancellations may be made after booking.
Smoking policy
All Linekin Bay Resort accommodations, decks and public areas are non-smoking. Smoking is not allowed within 20 feet of any building or deck. This includes, but is not limited to, cigarettes, cigars, vapes, and marijuana. Violation will result in a fee equal to one night’s room rate. Smoking is permitted at designated smoking areas only.
GUEST RELEASE OF LIABILITY
In consideration of being allowed to use the athletic facilities and equipment available to guests and visitors of Linekin Bay Resort including, but not limited to, the pool and tennis courts, rowboats, watercraft sports, sailboats and assorted games and activities, you acknowledge that you assume all risks arising from your use and that of your family members or guests of such facilities and equipment, even if arising from the negligence of the Releasees or others, and assume full responsibility for that activity. This property is privately owned and management reserves the right to refuse service to anyone, for any reason allowed by law, and will not be responsible for accident or injury to guests or for loss of money, jewelry or valuables of any kind.
Our Pet-Friendly Cabins In Boothbay Harbor
Linekin Bay Resort offers select dog-friendly cabins. To make arrangements for your dog, bookings must be made prior to arrival in conjunction with reservations. An additional fee applies of $25 per day, per pet. Up to two dogs are welcome in each cabin. We do not require a security deposit, but any damages or injuries caused by pets are the responsibility of the pet owners. Dogs are required to be leashed in public areas on the property and should always be supervised. It is the responsibility of the dog owner to pick up after their dog. We do not permit dogs in the pool area, indoor common spaces, sport courts, or in other non-pet friendly accommodations. If a dog is found to be staying in non-dog-friendly cabin or room an additional $100 cleaning fee per day will be charged.
Deck bar & grill
Our waterfront restaurant and bar is open to the public and to resort guests by reservation for lunch, drinks, and dinner.
